First-Time Home Buyer Checklist

Work through the phases in order; each one assumes the previous is done.

Buying a first home is less a single decision than a few hundred small ones, spread over months. This checklist orders them into phases so you always know what the current step is and what has to be true before you move to the next.

It is an organizational guide, not financial, legal or tax advice. Your lender, agent, attorney where applicable, and inspector each own parts of this process.

1. Before searching

2. Define priorities

Written priorities are what keep a good tour from turning into a bad decision. Split them into must-haves that would disqualify a home, and nice-to-haves that can be traded.

3. Understand your budget

The number a lender approves and the number you are comfortable paying every month are different numbers. Work out the second one yourself.

4. Start viewing homes

5. Document each showing

Undocumented tours are effectively wasted. See our house showing checklist for what to capture in the moment.

6. Compare properties

7. Investigate important claims

8. Understand recurring ownership costs

Ownership costs continue after closing, and they vary by property. Our guide to the true monthly cost of owning a home breaks the categories down.

9. Prepare questions

10. Before making an offer

11. Inspection and professional due diligence

12. Keep important information organized
